Homeowners in Blackburn with Darwen were dealt another boost at the end of 2023 as house prices rose again in December.

New figures showed prices went up by 1.3 per cent from November, meaning over the past year prices went up by 0.6 per cent, with the average house in the borough costing £144,967.

This rise was slightly above the national average by 0.1 per cent, but was below the rise across the North West which was 2.5 per cent.

Blackburn with Darwen has fared far better than Hyndburn over the past year, as houses in that borough have fallen in value by 7.8 per cent.

Detached homes saw the highest month on month price increase, by 2.3 per cent to £274,030, up 4.5 per cent over the year.

Semi-detached homes rose 1.6 per cent monthly and 1.5 per cent annually, to an average price of £155,060.

However, terraced homes and flats have both suffered in the last 12 months. While their prices rose by 0.9 per cent and 0.7 per cent monthly, respectively, annually terraced home prices have fallen by 0.8 per cent to £118,579 on average, with flats down 2.6 per cent annually to £87,709.

On Rightmove there are currently more than 800 properties listed for sale in Blackburn with Darwen, priced from just £36,000 all the way up to £1.45 million.

In Burnley, average house prices rose 0.6 per cent month on month in December, however the annual picture is much starker.

Over the past 12 months, house prices have fallen by 6.2 per cent, in a borough which already has the lowest priced property in the country.

The average price of a property in Burnley is £107,314 according to Land Registry data; this is £7,100 lower than it was 12 months ago.

No property type has been unaffected by this drop in the past year, with detached homes down three per cent, semi-detached down 5.2 per cent, terraced homes down 7.3 per cent, and flats down 5.5 per cent.

The average house in Burnley costs less than half the average home in the North West, and just 38 per cent the cost of the average home in the UK.

More than 500 homes in Burnley borough are up for sale on Rightmove currently, with the cheapest just £30,000, while the most expensive would set you back almost £1.8 million.
